Moving In

I’ve actually done quite well in this moving process, Asthma wise, anyhow. My allergies are kicking up causing my lungs to tense up since it’s hard for me to breath, but I’ve been pretty productive. Hubby and his friend should have been home by now from running a car load over to the new house, but something’s got them taking their sweet time. Who knows. Boys can be slower than girls sometimes.
I just wanted to give a quick update to everyone, we’re not dead, just busy moving!

It is closed, recorded, everything is signed….. it’s ours! We’re getting our keys this afternoon. (we could have had them 2 hours ago, but hubby and I want to go together).
Underwriting

So, I’m reading about underwriting, because that is the stage that our home loan is in. I had no freaking idea what this was before. I read that if you’re approved for your home loan directly from the bank you’re going through, you should have no issues through the process of closing – also, assuming that you’re not trying to pass anything over on the mortgage person. Which makes sense.
Anyhow, since I’m not writing very much again, I thought I would pop on real quick and give you an update.
Pending

We know that our unit is secured for us through the sellers, but I still want the security of it being marked ‘pending’ on the website. It would be one more thing that would set it more in stone for us. We know that everything is set, and will go through, so we’re not worried about that, we just want it to go quick so we can move in, finish up our rental and move on. I don’t really like waiting. LOL.
I am going to Bellingham this weekend to spend time with my grandma, so that will be fun. I enjoy spending time with her, and wish I could spend more time. Need to go up and visit before we get too busy with the house stuff. Since we’ll likely be having a garage sale, hopefully with other people, to make it more worth while for customers, and we can get rid of some extra stuff we just don’t have room for, or don’t use. We have some Christmas stuff we don’t use, we decorate with silver & blue, not red & green, so we’ll be getting rid of some of that. Excited!!!
We want to get another animal once we move, but we know that we can’t because TomTom hates all other living things.
We could handle a small dog, or even another cat, but TomTom can’t.
Anyway, going to be eating dinner soon and we’ll be going through our books to see which we’ll garage sale, and which we’ll keep. (++ see a little spy is on my site right now… lol)
Design Anxiety

I am so excited about the Townhouse. I think we’re going to have seperate offices this time around. We decided that we don’t have guests over enough to dedicate a room to them LOL. We have the Aero Bed given the occasion some one stays over, and that can be set up down stairs in the formal living room if needed. We could just get a partician screen to set up if someone stays over. Or they can set up the Aero Bed in the Living Room.
I cleaned and packed up my craft room yesterday, most of my supplies are scattered about in different plastic tubs, but once we get moved it will all get sorted and set up properly. Since it will be set up in my office, I’ll likely craft more. I will also have my sewing machine set up so that I can start working with it more. Andrew will be able to have a quiet place to himself to work on Braineacts stuff. I am just not sure who is taking which room. The rooms look to be sized differently, but the floor plans show them to be about the same size. I am not sure if they look so different just because they’re layed out differently, or what. Since I will have more stuff to fit into the space than Andrew, I should probably take the bigger room, but I don’t want to hog the bigger room. Andrew said he doesn’t care who gets what room, but we’ll see LOL.
We are still arguing about where the TV will go. LOL. I want to put it in the Living Room off of the kitchen, but Andrew doesn’t think it will fit comfortably. He doesn’t want the back of the couch to section off the two rooms, but I think it will be fine. One of the things I loved about this floor plan was that it made it so that you could see the TV from the kitchen. So when I’m cooking dinner, or entertaining for guests, I can still be part of the group. Much unlike our kitchen is now. It’s completely walled off from where we have our seating and TV. I know we’ll get it figured out. I am not very comfortable with the TV in the living room by the front door because it’s so cut off from the rest of the house. That is why it would be nice to have the love seat in there with a book shelf or something.
Whenever I think about the placements, I get even more excited. I cannot wait for this to happen. Then I get even more anxious for the guy to call and tell us to go put down our $$ to ‘reserve’ the house, then take our paperwork to the bank. I am just so tired of waiting lol! I want to hear, and I want to hear now! lmao

I know, I whine a lot, but seriously, I am so impatient. A house is freaking huge! I am dying to know how the paperwork is. I want to know every little step of the way!
I called our Real Estate Agent today and he said that the development had six other offers on the homes in the place. I asked if any were on our unit, and he said, “no you’re fine.’ So I would like to think that he’s not allowing any other offers on it. OOOOORRRRR, we’re retarded and no one else liked our unit
All of you who know me know that I am going absolutely BONKERS right now, not knowing. So, I will be online late into the evening drooling over the same pictures we have. Hoping to get a phone call tomorrow.

[[All of these posts will become public once we get our keys to our house, and everything is signed and dotted. ]]
Anyway, we signed the purchase and sell agreement through the real estate agent. Monday or Tuesday, he will give this document to the builder, who then has to sign off on it. From here, we will go to the bank, (we were given two names of people who would slip us to the top of the pile), and get approved. Hubby is currently looking online to make sure through their calculator’s that we’ll get approved, etc etc. Just so that we have some security before going in.
REWIND: – Yesterday I called my land lord and mentioned that we went out on a whim to look at this townhomes, because we did, and said that we fell in love, and have been working with the real estate agent, and are hoping to buy. I said we are at the first or second stage so far, and wanted to be sure before proceeding that we would be able to get out of our lease early to buy a home. He agreed that we could, and for all the reasons we hoped he would say (no one wants to move after school starts, when it’s raining, etc etc (our lease is up in October)). We are looking at a date to be moved out by July 1.
The real estate agent worked out the date of May 25th, for us to be moved in on, or before. Our land lord said they can sometimes delay, so to add 30 days to this date wouldn’t hurt. Which would put us at July 1, anyway. Hubby and I agree, that if we move out of this house at the end of May, we would have that time to be home while showing the house to potential renters, and to make sure everything is spotless, also, to get any and all deposit $$ returned to us.
That was a huge relief, to get his blessing, because now we aren’t going to have to pay the rest of our lease which is >$7,500.00. So, you can see our relief
If we weren’t able to get out of the lease, we may have also told our real estate agent, sorry-no-can-do.
Everything seems to be falling into place, and it’s really exciting!

So, my dedicated readers know that we’re looking to buy a house.
We’ve taken the first step, and gotten paperwork drawn up for the builders to approve. Then we go to the bank to get approved and we get our keys on closing. Our paperwork now lists May 25th, 2009 as our tentative closing date. We could be moving into our new home in a month from today. OUR VERY OWN HOME! We got Hubby’s parents blessing. They took us out to dinner to Famous Daves afterward.
The only two things that could hold us up at this point are, 1-Complications from our land lord. 2- We don’t get approved right away.

Don’t Cry For Me…

So the real estate agent that we spoke to at the townhouse I showed you all, called me yesterday because he was able to find 4 more townhomes with the floor plan we liked. I meet with him on Friday at 1pm. Andrew is going to try to work a 1/2 day so that we can look together, and possibly decide on what bank to loan through (or credit union) so that we can potentially make an offer.
I just checked my credit score online, and it’s better than I thought. Not as good as it should be I admit. I paid on my two credit cards with balances on them, so that will help as well. My goal is to get them completely paid off and not use them – except for emergencies.
We need to decide on what bank to get pre-approved from, that way we can move as quickyly as possible until we’ve purchased one. Once we get pre-approved for the townhome we like, we then have to figure out what to do in response to our current lease where we’re living. In the past our landlord has told us he’s okay with us breaking lease as long as the house is showable to new potential renters. *crosses fingers to not have to pay a rent and a mortgage*
